106-Square Roof Replacement in Ada, Michigan

Roof Replacement

The Challenge

The homeowner's 22-year-old roof had reached the end of its life. Last winter, ice buildup forced water into the home, causing a leak in the living room that left the drywall bubbled and damaged. On top of that, wind had torn away a number of shingles across the roof.

The timing mattered too. The homeowner plans to sell the house and list it in the spring, so he needed a dependable new roof in place well before then. A new roof protects the home through another Michigan winter and gives future buyers one less thing to worry about.

The property itself added complexity. With a roof this size, a large yard to work across, and a driveway that had been newly poured just two to three months earlier, the job called for careful planning before a single shingle came off.

Our Approach

The right equipment for the scope. Given the size of the roof and the yard, our crew brought in an Equipter, a compact powered hauler. It let us move torn-off shingles straight into the dumpster without a long chain of manual hauling, and it helped with the ground drop and getting new materials up to the roof. The result was a faster, cleaner, and safer tear-off.

Weather-smart phasing. The forecast called for possible rain on day two. Rather than take any chances with an open roof, we only tore off what we could fully install that same day. Our crew started on the back of the house at 7:00 a.m. on day one and had that section completely dried in by evening. The front of the house and the outbuilding followed on day two.

Protecting a brand-new driveway. Delivering more than 300 bundles of shingles is a lot of weight, and the homeowner was understandably concerned about his new driveway. Before we arrived, we planned the delivery to keep heavy loads off the fragile edges and kept people and equipment on the pavement where it could handle the weight.

The Installation

Each section of the roof followed the same organized sequence:

  1. Tear-off. Old shingles were removed down to the deck, with all debris loaded directly into the dumpster using the Equipter.
  2. Underlayment. New underlayment was installed to create a water-resistant barrier beneath the shingles.
  3. Flashing and drip edge. Flashings and drip edge were installed to direct water away from vulnerable edges and transitions.
  4. Shingles. We finished with CertainTeed Landmark Pro shingles in Pewter, a popular color with our customers that suits the home's style.

We chose CertainTeed Landmark Pro for its wind protection, impact resistance, and proven performance on Michigan homes. For a roof that already suffered wind damage and ice buildup, durability was the priority.

The Homeowner's Experience

The driveway was the homeowner's biggest worry going in, and it came through with zero issues. He was also pleased with how smoothly the material delivery went and with how our crew handled cleanup and the day-to-day details on site.

"It's been great. Good experience. The delivery of the shingles went very well... Cracking the edges was a thing. So, yeah, you guys did great." — Homeowner, Ada, MI

For Mason, that's the point: "That was a big thing we needed to orchestrate before we got here, just making sure that there wasn't a crazy amount of weight on the driveway and keeping people on the pavement."
