Residential Repair and Flat Roof Transition

Project Overview

During our inspection, we found that this roof had widespread granular loss that weakened the shingle surface and reduced the roof's ability to shed water. The most critical issue was a dead spot that had become a major leak point inside the home. Dead spots often occur where water slows or collects, and without proper sealing, they can create long term moisture problems.

What We Found During Inspection

Widespread Granular Loss

The shingles had lost much of their protective coating, leaving the roof vulnerable to UV damage and water intrusion. Granular loss is a clear sign that a roofing system is nearing the end of its functional life.

Active Leak from a Dead Spot

The dead spot created a low area where water pooled instead of draining. Over time, this caused the roofing materials in that area to deteriorate, allowing water to enter the home.

Our Solution

To address the leak and create a long lasting, watertight surface, we installed CertainTeed’s Flintlastic system on the affected area. This product allowed us to create a smooth, sealed transition from the existing shingled roof to the residential flat roof section.

Flintlastic is engineered for low slope and flat applications and pairs effectively with CertainTeed's shingle systems. By using this system, we eliminated the dead spot and ensured that water could flow away from the home properly.

Project Results

The repaired area is now fully sealed, durable, and visually cohesive with the rest of the roof. The homeowner can move forward with confidence knowing the leak has been resolved and the transition area is built to withstand Michigan weather.
